Redefining Urban Space at Liefering’s Crossroads

Located at the Lieferinger Spitz, the MB110 | Bierbrunnen project stands at a crucial intersection of urban and residential zones. It’s positioned strategically between the ‘Salzburg-Mitte’ highway exit and the German border, a spot historically plagued by traffic congestion. The project’s site was reconfigured following the expansion of the Munich Federal Highway, which included the demolition of pre-existing structures and road widening to facilitate smoother traffic flow.

Architectural Design: A Symbiosis of Form and Function

Crafted in an L-shaped layout, the building facilitates a dialogue between the bustling highway and the tranquil residential area. Its design, with gradated floor levels, serves dual purposes: focusing on internal spaces and shielding residences from noise and emissions. The cantilevered volumes, especially near the traffic intersection, create a distinctive urban landmark, respecting the existing urban fabric while adding a new architectural dimension.

Integrating Urban Life with Nature

One of the project’s highlights is its commitment to green urbanism. Initially dominated by parking spaces with minimal green areas, the site now features rows of trees, vertical gardens, and a rooftop garden. These green spaces not only enhance the aesthetic appeal but also significantly mitigate the urban heat island effect, a crucial aspect in contemporary urban planning.

Multifunctional Urban Hub: Blending Commercial, Residential, and Office Spaces

The MB110 | Bierbrunnen is a multifunctional space that seamlessly integrates 34 residential apartments, office units, and commercial spaces. The ground-floor commercial establishments benefit from a pedestrian and cycle path that offers a sheltered, gallery-like ambiance. This design choice not only elevates the street appeal but also encourages eco-friendly mobility.

Sustainability and Mobility: A Core Aspect

The project’s design incorporates a comprehensive mobility concept, offering occupants alternatives to vehicular transportation and emphasizing low-emission travel modes. This aspect aligns with the expansion of the Munich Federal Highway, which now includes additional lanes for motor vehicles, bicycles, and pedestrians.

About Lechner & Lechner architects

Lechner & Lechner Architects, founded in 1987 by Christine and Horst Lechner and re-established as lechner-lechner-lechner ZT GmbH in 2015, is known for their innovative approach to architecture. Specializing in historical contexts and the renovation of existing buildings, their work spans from urban planning to detailed interior designs. A key collaboration with the ETH Zurich’s Chair of Urban Development in the late 1990s led to their partnership with architect Johannes Schallhammer. Based in Salzburg’s Priesterhausgasse since 2000, they continue to blend interdisciplinary methods and non-traditional design in their diverse projects.
